An agent statement gives an agent a clear picture of their account: what they have been billed, and, when it is included, what they have earned. Working with one has two sides, and this article covers both: choosing what a statement shows and sending it (for admins), and reading a statement (for agents).
For admins: choose what the statement shows
Your job here is to decide what an agent sees on their statement, and send the version that fits how your brokerage works.
In your Accounting > Agent billing > Settings, the Statement content has two choices:
Agent billing and commission activity: the statement shows both sections, billing and commission, with Billing, Commission, and Total balances across the top.
Agent billing only (default): the statement shows just the billing section and the Billing balance. The commission section and the Commission and Total balances are hidden.
Pick the one that fits how your brokerage reads statements, then choose Save. Both are valid: some brokerages want agents to see commission alongside billing, and some prefer to send the billing picture on its own.
Statement content is available to users with the Can access accounting permission, the same access that opens the Accounting section.
For agents: reading your statement
Your statement shows what you were charged, what you owe, and (when your brokerage includes it) what you earned. It reads top to bottom.
Across the top, the balance boxes sum it up: Billing balance, Commission balance, and Total balance (billing and commission combined). On a billing-only statement, you see just the Billing balance and the billing section.
Agent billing transactions
This is the billing side: every charge against your account. Each row reads across five columns:
Date: when the entry posted.
Description: the invoice or item (for example, Invoice #1196).
Memo: what the charge was for (for example, Transaction fee or Team fee).
Total: the amount of that entry.
Balance: your running billing balance after it.
The section opens with a starting balance and closes with an ending balance.
Commission activity
It appears when your brokerage includes it. It is the earnings side, in the same five-column layout: the bills, fees, and payments against your commission, with a running balance. A payment you made shows as a positive entry that brings a negative balance back toward zero.
FAQ
(Agent) Does every statement show commission?
No. It depends on what your brokerage chose in Statement content. Agent billing and commission activity shows it; Agent billing only leaves it off.
(Agent) Why is the Total balance different from the Billing balance?
Because the Total combines billing and commission. When a commission balance is negative, the Total comes out below the Billing balance on its own.
(Agent) What does "Balance netting" mean on my statement?
It means an invoice was paid by applying your outstanding balance on a transaction, instead of a separate payment. The balance you had on that deal is used to cover the invoice, so no money changes hands.
On the statement it appears as a Balance netting line tied to that transaction (the property address), with the invoice it covers noted in the memo, and it lowers your balance by the invoice amount. Nothing is missing: you can see both the invoice and the entry that cleared it.
